As a Silicon Valley Realtor, I can tell you that the pricing on Los Altos Hills properties doesn’t welcome every budget. This 7,900-resident town was ranked by Forbes in 2013 as having the most expensive zip code in the United States, with homes carrying an average price tag of $5.4 million. Of the 21 homes currently listed here, none are available for less than $2,495,000.
Los Altos Hills residents enjoy a secluded and tranquil lifestyle. While plenty of action and activity exist in the neighboring cities of Stanford, Mountain View and Cupertino, Los Altos Hills is, by design, a place to be rather than do. The town is unique compared with other Silicon Valley communities:
- There are no industrial or commercial zones as per a 1973 ban upheld by the California Court of Appeal
- The only retail operation is a book store at Foothill College
- Newly constructed homes must be built on lots no smaller than one acre
- Only one primary dwelling is allowed per lot
- No police or fire services; the town government contracts for these with Santa Clara County
- There is no post office or library
- All residences are single-family homes
In other words, Los Altos Hills is a neighborhood, not a playground, sought after by individuals who are looking first and foremost for a high-quality home and a relaxed lifestyle.
